rental rules: SEASONAL RENTAL AGREEMENT
THIS CONTRACT IS CONCLUDED BETWEEN THE UNDERSIGNED:
Mr Hand KAOUDJI-BIGORGNE, born on 29 February 1992 in Vitry-sur-Seine (94), of French nationality, residing at 126 BD de Stalingrad, 94600 Choisy-le-Roi,
hereinafter "the Lessor";
represented by La p'tite conciergerie du Pô, 9 allée des Kérions, 56340 Carnac (Siret N°: 98043596000011) (the "Agent").
the Tenant being at the origin of this reservation on the www.charmantstudiojardinborddemercarnacplage.fr website;
The Lessor and the Lessee are hereinafter referred to as the "Parties" or individually a "Party".
IT WAS AGREED AS FOLLOWS:
The Lessor hereby grants a furnished seasonal residential lease for the dwelling designated below, under the conditions provided for in the Civil Code and this contract, to the Tenant who accepts it (the "Lease").

SUBJECT OF THE CONTRACT

(the "Accommodation").
Destination of the Accommodation
The Accommodation may only be used for residential purposes, to the exclusion of any other use.
STATE OF PLAY
An inventory of fixtures will be drawn up between the Agent and the Tenant when the Tenant enters the Accommodation in accordance with the model annexed hereto (Appendix 1).
An exit inventory will be drawn up when the Tenant leaves under the same conditions when the keys are handed over at the end of the Lease.
DURATION OF THE LEASE
The Lease is granted for a firm period (the "Term") in accordance with the reservation on the www.charmantstudiojardinborddemercarnacplage.fr website.
At the end of the Term, the Lease shall terminate by operation of law without either Party having to give notice.
The Tenant expressly undertakes to leave the accommodation completely free on the end date of the reservation at 10:00 a.m. at the latest, and to hand over the keys to the Agent.
FINANCIAL CONDITIONS
Rent
The Parties have agreed to set the rent in accordance with the booking made on the www.charmantstudiojardinborddemercarnacplage.fr website for the entire Term of the Lease (the "Rent").
The above rent includes, for the entire Term of the Lease, the payment of the rental charges listed below within the limit of the use in good faith:

Electricity
Cleaning, bed linen (one pillowcase, one fitted sheet and one duvet cover per person), shower towels (one bath towel and one small towel per person) and a tea towel are included in the price of the reservation.
The Lessor shall provide the Lessee with a receipt for any payment made in accordance herewith.
Deposit
The Hirer undertakes to pay 50% of the total rental price indicated in Article 4.1 above in order to confirm his reservation. This payment will be made by credit card, cheque, bank transfer, PayPal to the Lessor's account.
Rent payment
The balance of the amount of the Rent, after deduction of the amount of the deposit, must be collected by the Lessor no later than 1 week before the effective date of the Lease. This payment will be made by credit card, cheque, bank transfer, PayPal to the Lessor's account.
ASSIGNMENT AND SUBLETTING
This Lease is concluded intuitu personae for the sole benefit of the Tenant. It must be part of the trip. Any assignment of this Lease, any total or partial sublease, any provision, even free of charge, is strictly prohibited. The Tenant may not leave the use of the premises, even free of charge and/or by loan, to a person outside his household.
DECLARATION OF THE LESSOR
The Landlord declares that he is the owner of the accommodation and has free disposal and full enjoyment of it. The entire accommodation is usable except for some storage space reserved for operation. This housing of a Minut sensor. OBLIGATIONS OF THE TENANT
The Tenant shall use the rented accommodation, furniture and equipment with due diligence, according to the purpose given to them by the Lease and with respect for the neighbourhood.
The Tenant acknowledges and accepts that pets are not allowed in the Accommodation and that the Accommodation provided is non-smoking.
The Lessee will maintain the rented accommodation and return it in a good state of cleanliness and rental repairs at the end of the contract. If necessary, in the event of the return of the accommodation in a state of cleanliness that exceeds the normal use of the property, a surcharge will be applied for the additional time spent on cleaning. If objects appearing in the inventory of fixtures are damaged or lost, the Lessor may claim their replacement value.
No parties or events are allowed inside the accommodation.
The Tenant acknowledges and accepts that he or she will not be able to exercise any recourse against the Lessor in the event of theft and depredation in the Accommodation.
CANCELLATION
The reservation of the accommodation through the www.charmantstudiojardinborddemercarnacplage.fr site is binding on both Parties. In the event of cancellation, between 7 and 30 days before arrival, the deposit paid will remain due and will not be refunded by the Lessor. The Tenant may no longer terminate the Lease less than one week before the effective date of the Lease.
HOLIDAY LIABILITY INSURANCE
The Lessee is required to answer for the rental risks and to compensate the Lessor for any damages and/or prejudices for which it is liable. As such, he must provide the landlord with a certificate of holiday civil liability insurance in his name no later than 1 week before moving into the premises, which he can obtain from his multi-risk home insurer. In the event of failure to provide the said certificate, the reservation will be cancelled by operation of law by the lessor and the deposit will be kept.
SECURITY DEPOSIT
Upon entering the Accommodation, the Lessee will give the Agent a deposit cheque worth €500 payable to the Lessor as a deposit, intended to cover damage and/or deterioration of the Accommodation and its equipment caused by the Tenant, as well as the loss of keys or objects that are not covered by the Lessee's civil liability for the holidays. Exceptionally, this security deposit can be made by card or bank transfer.
The security deposit will be returned to the Tenant when the keys are handed over at the end of the Lease, deducted, if applicable, from the sums covering damage and/or deterioration of the Accommodation and its equipment caused by the Tenant, as well as the loss of keys or objects.
TERMINATION BY OPERATION OF LAW
In the event of a breach by the Lessee of one of its contractual obligations, this Lease will be terminated by operation of law. This termination will take effect after a period of 48 hours after a simple summons by registered letter or letter delivered in person that has remained unsuccessful.
ELECTION OF ADDRESS
For the execution of these terms and conditions, the Lessor and the Tenant elect domicile in their respective domiciles. However, in the event of a dispute, the court of the place where the accommodation made available by the Landlord is located will have sole jurisdiction, i.e. the courts within the jurisdiction of the Court of Appeal of Rennes. This contract and its consequences are subject to French law.
The reservation implies acceptance of this contract by the Tenant.
